General Statement of Duties

Facilities is accepting applications for a maintenance working foreman (MWF) to oversee and participate in the work of employees engaged in the upkeep, maintenance and repair of buildings and related structures painting, masonry, woodwork and/or maintaining and repairing building utility systems, including heating, ventilating, air conditioning and refrigeration systems. The MWF must be able to use power and small hand tools, as well as maintain records of work progress, materials, and equipment used, etc. The MWF must be available in emergency after-hour and recall situations as needed and able to work flexible hours; proper notification will be given.

 

Hours: M, TH, FR 4pm-12am and SA and SU 3-11pm, T and W off

Break: 30 minutes

Salary: $51,201.80 annually/$984.13 weekly

Duties and Responsibilities

  1. Coordinates, oversees and participates in the maintenance of buildings and grounds providing custodial and grounds services
  2. Observes progress of work to evaluate workmanship to ensure compliance with established work standards and to report progress to superiors
  3. Inspects equipment for wear and tear and reviews work orders, sketches and diagrams to identify the material, equipment and personnel necessary to complete required work
  4. Acts as backup to the Institution Maintenance Foreman. Assigns personnel and equipment necessary to complete required work
  5. Determines the need for maintenance, repair or replacement of equipment to provide appropriate information to superiors
  6. Maintains records such as work progress, work completed, materials and equipment used, inventories and employees' attendance
  7. Provides on-the-job training to employees
  8. Locks and unlocks premises and reports any hazardous and unusual situations
  9. Coordinates storage, moving, setup and assessment of furniture in residence halls
  10. Oversees and participates in snow removal as well as spreads salt and sand on roads and walks
  11. Oversees and participates in grounds keeping; cuts grass, prunes shrubs and trees, sweeps sidewalks and disposes of debris
  12. Oversees and participates in the propagation, growth and care of flowers, plants, and shrubs; seeds and fertilizes; sprays lawn, shrubs, plants and flowers
  13. Cleans campus property such as offices, corridors, walls and floors by washing, sweeping, and vacuuming, etc.
  14. Operates power driven equipment including tractors, trimmers, buffers and/or other similar equipment; will operate university vehicles
  15. Prepares written reports of work performed
  16. Inspects interiors of buildings for cleanliness and takes corrective action
  17. Takes and maintains inventories and distributes supplies and equipment as needed in the performance of custodial or grounds work. Requisitions required supplies or equipment when necessary and approves charges for supplies
  18. Will be assigned as essential emergency personnel to include snow removal
  19. Cleans, washes, and refuels power equipment such as lawn mowers, chainsaws, etc.
  20. Performs manual labor such as loading and unloading freight and materials and storing to proper location
  21. Makes general repairs of a simple nature to custodial and grounds equipment such as lawn mowers, tractors, buffers, etc.

Qualifications

Minimum Entrance Requirements:

Applicants must have at least two years of full-time, or equivalent part-time, experience in building maintenance, repair and/or construction or in a building construction trade.

 

Licenses/Certifications:

  1. Based on assignment, possession of a current and valid Massachusetts Class 3 Motor Vehicle Operator’s License may be required
  2. Based on assignment, incumbents may be required to possess the appropriate certification or licensure as a pesticide applicator in accordance with the rules and regulations of the Massachusetts Pesticide Board of the Department of Food and Agriculture (Code of Massachusetts Regulations #333 1.00 through 10.00)

Preferred Qualifications:

  1. Previous supervisory experience
  2. Ability to speak Portuguese or Spanish

Working Conditions:

This is an on-site, in-person position in Salem, MA which requires the ability to work a flexible schedule according to departmental needs, and may include occasional evenings and weekends, as well as emergency, after-hour, and recall situations.

 

Maintenance Working Foremen work indoors and outdoors; lift and carry heavy objects and equipment; climb ladders or scaffolds; may work varied shifts and/or irregular hours; may work under exposure to high noise levels, high voltage wires, etc.; and may operate light motor vehicles.
